Advantages of Design/Build
 |
Address the design/build alternatives and
their associated costs as the design progresses! |
 |
Lines of communication are simplified! One
point of contact for all communications and project responsibilities! |
 |
Unanticipated costs and delays are
eliminated. |

Construction can be phased and started
prior to final design |
Design
The Alliance team works closely
with you to fully understand your ideas, objectives, budget constraints
and desired construction schedule. Throughout the process from conceptual
design to the final design solution, the design/build team works with you
to ensure you receive a completed project that meets your expectations.
Engineering
Our design/build approach
guarantees that all the engineering issues are brought into the process at
the design’s inception. Engineering occurs concurrently, not after the
design is complete! Re-designs due to structural or constructability
problems are avoided — thereby saving both time and money!
Permitting
As your one-source design/build
team, Alliance team members work together to provide your local and state
government offices with the information and drawings required to obtain
the necessary permits. Typical areas addressed are site engineering,
stormwater management, erosion control and wetlands permitting, to name
just a few.
Budgeting
A primary advantage of the
design/build process is the increased control over costs throughout the
design and construction scheduling process. Alliance provides you with
detailed cost estimates throughout the design process, at the completion
of the conceptual design, when the design is 50% and 90% complete; and
with the final design.
Value Engineering
Value Engineering is performed during each
stage of the design/build process. Alliance Construction provides you with material and
system options to choose from that will help you to best meet your project
objectives. The design/build team targets those areas where investment and
life cycle costs can be improved. Alliance then shows you the cost/value
comparison, thus enabling you to make informed decisions throughout the
project. This ensures that you get exactly what you want in your building,
and will also inform you of exactly what each chosen option will cost.
Construction
The construction phase is a smooth and
natural transition from the design phase. During the design process,
Alliance identifies and qualifies specialty sub-contractors best suited
for the project. As soon as the final design is approved and permitting is
complete, Alliance is ready to start the build part of the
design/build process! The Alliance project managers and on-site
superintendents monitor the subcontractors and manage the overall
construction process, including quality control, safety, adherence to
schedule, field engineering and inspections!
